Prefabricated and modular are alternative forms of construction to traditional construction. Traditional construction involves the completion of individual steps, largely building on site, and each step needs to be completed before the next phase can start. Prefabricated and modular are factory-based forms of construction, known to be cheaper, quicker, and more sustainable that traditional forms of construction. But what is the difference?

Prefab is a general term for prefabrication or building a structure in a controlled factory environment before assembling it at a site. It is an umbrella term that can refer to many different types of construction. A building can be made entirely from prefabricated components and these components can be made from different materials.  Some of these components can be finished before being transported to the site and installed. Any component of a building that is manufactured in a factory before arrival and installation at the site is prefab. 

Modular Homes

A specific sort of prefabricated construction that enclose space, such as rooms, and they look a bit like stacking blocks. Entire modules are built in a factory and then delivered to the site for installation. Sometimes even the wires and fixtures come pre-fitted. Modular contrasts with the ‘flat’ prefab components like all wall panels and roof trusses that do not enclose space.

More accurately called ‘prefabricated prefinished volumetric construction’, modular are at least 70% prefabricated. Nowadays, modular buildings are one of the most frequently used forms of construction, as it is quicker and more cost-effective than traditional alternatives. Modular homes are hailed as the solution to the chronic shortage of affordable homes in the UK and their numbers are predicted to continue to rise.

What is the difference?

All modular buildings are prefabricated, but not all prefabricated homes are modular. Modular construction is just one of many types of prefabricated construction, and the most popular. While prefabricated construction will continue to grow in popularity, it is safe to say that modular will be at the forefront of this growth.
